The “Custom” Design Process:

Diamond Design has a “Start Up” meeting with client. Complete Questionnaire, Gather Ideas from Client, Sign Contract, Collect 50% Deposit.
Diamond Design draws “preliminary” (floor plan and elevations)…this will take approximately 2-4 weeks..
Diamond Design has “2nd, 3rd…” meeting with client to review and make changes to “prelim” plan. Note: Client can have as many meetings as necessary for changes until you approve preliminary.
Client approves “preliminary” (floor plan and elevations). Note: Once preliminary is approved there is a $90/hour charge for any major changes beyond this point..
Diamond Design draws a complete set of plans…this will take approx 3-5 days.
Diamond Design has “Final” meeting with client. Review and make changes to complete set of plans & collect remainder of balance.
Diamond Design makes final changes to complete set of plans.
Diamond Design delivers 10 sets of plans.
Client will need to contact an engineer (either our engineer or another engineer) to have a foundation plan drawn based on the house plans Diamond Design has completed.

Pricing: Pricing is based on Total Square Footage (Under Beam)

Addition/Renovation Plans

1.75 per sq foot ($500.00 minimum)

Foundation Plans (drawn by an engineer)

.20-.30 per sq foot ($200 min.)

Plan Review/Stamp (by an engineer)

.07 per sq foot ($210 min.)
